DEF Software in local land charges programme partnership

DEF Software has joined forces with HM Land Registry (HMLR) to accelerate local land charge searches for prospective house buyers. 

The partnership between HMLR and DEF Software will support the delivery of the Government’s Local Land Charge (LLC) programme, which will see the redistribution of responsibility for local land charge searches and certification transferred, to HM Land Registry’s LLC Register.

Currently the process of land charge searches is slow, this change will simplify the process of conveyancing and speed up house buying.

‘We are really pleased to have DEF Software on board and actively supporting the transfer of local land charges data to the national register. DEF Software’s expertise and collaborative approach are already enabling progress towards completing all local authority migrations by 2025,’ said head of implementation at HM Land Registry, Allison Bradbury.

As part of the agreement, DEF will assist HMLR to centralise local land charges data. By altering the land charge register module used by local authorities, they will be able to synchronise their data with HMLR land charges.

It will also update a few of its software tools to connect both organisations systems together in real time, meaning that all the data is synchronised and HMLR have the same record as the local authority, making sure both parties have the correct, up to date, information.

Prospective house buyers will no longer need to wait for their local authority to create a land charge certificate or travel to collect it.

Instead they can complete the process online through HMLR, saving both them and the local authority time.

‘We are pleased to be working with HM Land Registry to deliver this project. It will have a huge impact for our customers, who will no longer have to process land charges certificates,’ said commercial director, Graeme Cooke.

‘It will also have a profound effect on house buyers, speeding up the often long and stressful experience of purchasing property. This is one step towards supporting the reopening and growth of the housing market since the pandemic.’
